How to Sell Property in Karachi While Living Abroad
A safe sequence for overseas owners selling a house, flat or plot in Karachi through an attorney.

Key points
- •Use a specific power of attorney for the sale — not a broad general one — and register it in Pakistan.
- •Have the title and society record checked before you agree a price.
- •Ask the buyer to pay into your own account, not your attorney's, to prevent misuse.
- •Advance tax under section 236C is collected at registration; qualifying NICOP/POC holders may be taxed at filer rates.
How do I sell my Karachi property without travelling?
- 1
Check the title
We verify the title chain, lease, society record and any litigation or mortgage, so the buyer's lawyer finds nothing that stalls the deal.
- 2
Make a specific power of attorney
It should name the property, authorise sale, signing the deed, appearing before the sub-registrar and the society, and receiving payment only into your account.
- 3
Attest and register it
Attest it at your mission or through NADRA online, then register it in Pakistan within the validity period.
- 4
Agree terms and receive payment safely
Sign a written sale agreement. Have the buyer pay by bank transfer to your own account, and confirm receipt before the deed is executed.
- 5
Pay tax and register the sale
Advance tax is paid and the sale deed is registered with the sub-registrar, or transferred through the society's own process.
What tax does an overseas seller pay?
Advance tax under section 236C of the Income Tax Ordinance is collected from the seller when the property is registered or transferred. Overseas Pakistanis holding a NICOP or POC who meet the non-resident conditions can, in many cases, be charged at filer rates even if they are not on the Active Taxpayers List. Rates and exemptions change with almost every Finance Act, so we confirm the current position with your tax adviser before the sale date.
Do societies like DHA have their own transfer process?
Yes. DHA and the co-operative housing societies keep their own records and transfer procedures, and may require their own forms, fees, NOCs or verification of the seller in addition to the sub-registrar. We check the society's current requirements before the buyer is given a date.
Will Sindh allow property registration from abroad?
In February 2026 the Sindh cabinet approved the Sindh Registration (Amendment) Bill, 2025, which would allow overseas Pakistanis to complete sale deeds through Pakistani missions abroad with NADRA verification. It was sent to the Sindh Assembly. Until it is passed and in force, sales are completed through an attorney.
Sell Property from Abroad — FAQs
Common questions we are asked
Yes, with a properly drafted and attested power of attorney registered in Pakistan. Make it specific to that property and require payment into your own account.
Not necessarily. Qualifying NICOP or POC holders may be taxed at filer rates under section 236C. Confirm current rates before the sale.
Not yet in Sindh. A bill approved by the Sindh cabinet in 2026 would allow this, but until it is in force the sale is completed through your attorney.
